The developer Gonsi chose us to build a work space where priority is given to the health, well-being and comfort of the employees, with the added objective of generating, at the same time, a positive impact on the environment. Faced with this challenge, they committed to our innovative methodology of circular construction Lean2Cradle® Construcía.
The Gonsi Sócrates Bio-Building, a property of 6,200m² distributed in 4 floors is constructed with cyclable materials free of harmful substances. We have created a healthy and safe space for the people who occupy it, which will show positive results in the work environment, in worker satisfaction and in productivity.
The cyclability of its materials is another of the levers of the positive impact of this building. It means that its materials and components will not generate waste, because they will be re-used in the future, either being reincorporated into the production cycle, or returning to nature.
Following the principles of the circular economy, our methodology advocates the use of certified Cradle to Cradle materials, which means that they are not harmful to health and will not generate waste.

According to the paradigm Cradle to Cradle, integrated in our methodology, circularity must be approached from the phase of design and conceptualization. For this reason, for this project, we opted for a collaborative work model that involved all agents from the earliest phases: the Pich Architects office, the developer Gonsi,
our consultant of circular economy EIG and us as builders. This collaborative management has been one of the keys of the success of this project, promoting trust and transparency between the parties.
The combination of Lean Construction methodology, which we have been applying for a long time at Construcía, with BIM software (Building Information Modelling) have also been fundamental in ordering the complexity of the project and being aligned in all phases.
Finally, no project of circular construction would be possible without the Material Passport: the tool that, like an Identity Document, registers the quality of the materials and their precise location in the project. Thanks to it, the Gonsi Sócrates Bio-Building is transformed into a quarry from which recovery decisions can be made so that the “investment” will keep its value over time.
